Riverside flats, student houses and suburban terraces

A balcony after cleaning

Kingston is a market town on the Thames, and its rented homes reflect that. Around the town centre KT1 and the riverside, there are modern apartment blocks with balconies, lifts and underground parking, plus flats above shops and older conversions. In Norbiton KT2 and Surbiton KT5 and KT6, much of the stock is Victorian and Edwardian terraces and large villas divided into flats. New Malden KT3 and Chessington KT9 are more suburban, with semi-detached houses, maisonettes and flats near the stations.

Student houses are a feature, with many shared homes close to Kingston University. These tend to have four or five bedrooms, a crowded kitchen and several bathrooms, and they need the work done room by room. A five bed house is from £429 and a four bed from £349, and a room in a flatshare starts from £95.

Between the two sit the riverside developments along the Thames, where one and two bed flats have wood or laminate floors, glass balcony doors and compact bathrooms. Those are quick to clean when kept up, but visible marks on glass and tiles are what clerks note first, so we spend time there.

End of tenancy cleaning Kingston upon Thames: students, commuters and families

A clean studio flat

Kingston has a very mixed set of renters. Students at Kingston University and its halls give the town a clear summer peak, when whole houses empty in June and July and landlords want them ready for the next intake. Commuters rent in Surbiton and Kingston because South Western Railway trains reach Waterloo quickly, and families choose Norbiton, New Malden and Tolworth for space and schools.

If you are a student sharing a house, you may all be leaving on different days. Tell us who holds the keys and when the final person is out, and we will book one visit. We can also work around an agent's check-out appointment.

03

Parking, keys and the Thames-side quirks

An empty room ready for the next tenant

Kingston town centre has controlled parking zones, council car parks and busy pay-and-display streets, which can be difficult on Saturdays and market days. Riverside blocks often have gated underground parking with a fob or visitor bay. Surbiton, Norbiton and New Malden have permit zones near stations but are easier to park on a few streets away. Any parking cost is told to you before booking. Kingston is outside the Congestion Charge zone.

We can collect keys from the agent, a neighbour or a concierge and return them when we have finished. Please share any entry codes or fob details when you book.

Boats and river walks bring weekend crowds to the waterside, so Saturdays near the Thames are busiest. If your handover is on a weekend, book early, as slots at the busiest times fill. Weekday slots are often easier to find, and we offer same-week appointments where the diary allows.

04

What clerks check, and the add-ons that matter

An empty flat with polished wooden floors

Kingston agents and inventory clerks examine the kitchen and bathroom first, then windows, tracks and sills, wardrobes, skirting and floors. Old terraces here often have condensation and mould around bathroom windows, and student houses show grease and marks on cupboard doors. Our base clean covers all of this, with products and equipment supplied.

The oven interior is an add-on at £55, a fridge or freezer £25 and a washing machine and dishwasher £19. Carpets are arranged by an independent partner from £35 a room, confirmed separately. If your agent raises a cleaning point within the agreed work, tell us within 72 hours of completion and we come back to re-clean it free. Read more about the deposit-back guarantee.

New Malden and Tolworth houses have a lot of carpet, and agents often ask about it. If you have a pet, hair and odour work starts from £20, and our partner can clean carpets after we vacuum them. Please book carpets at the same time, so the visits can be planned together.
