What the base price includes

The base clean is the same thorough job whatever the size of the property. In the kitchen, surfaces, cupboards and drawers are cleaned inside and out, the hob and extractor are wiped on the outside, the sink and taps are descaled and the tiles are cleaned. Bathrooms are descaled: taps, screens, shower heads, tiles, grout, toilet, bath and the extractor fan cover.

Across the rest of the home we clean inside windows, frames, sills and tracks, skirting boards, doors, frames, switches, sockets and radiators, and inside wardrobes and drawers. Most tenants who have cooked regularly during the tenancy add the oven, because it is one of the first things a check-out clerk opens. Here is what the base clean plus a single oven interior comes to for each property size. Fridge, washing machine and dishwasher, pet work and carpets are added on top in the same way, so you can build your own total before you ask us for a quote.

What changes the price

A carpeted bedroom with clean wardrobes

The starting price assumes a property in the condition you would expect after a normal tenancy. A few things can move the quote up, and we tell you about all of them before you book:

  • Size and layout. Extra bathrooms, en suites or a large open-plan kitchen and living space take longer than the bedroom count suggests.
  • Condition. Heavy grease, thick limescale, mould or a property left with rubbish in it needs more time than a home that has been looked after.
  • Furnished or unfurnished. Furniture to clean around, inside and under adds work.
  • Add-ons. Oven, fridge, washing machine and dishwasher, pet work and carpets are priced separately.
  • Parking. On pay-and-display streets, in a controlled parking zone or inside the Congestion Charge zone, we tell you the parking cost up front.

No surprise charges

A common complaint about end of tenancy cleaning in London is a final bill that doesn't match the quote, usually because of parking, an oven that turned out to be extra, or a clean that ran over an hourly estimate. We avoid all three. The price is fixed, VAT is already included, add-ons are chosen and priced before you book, and any parking cost for your street is part of the agreed price.

  • 01Is the price fixed or charged by the hour?

    Fixed. We agree the price with you before booking, based on your property size, condition, add-ons and any parking cost. If the clean takes longer than expected on the day, the price does not change. That is the main difference between us and services that charge an hourly rate with a minimum number of hours.

  • 02Is VAT included in your prices?

    Yes. Every price on this page, for the base clean and for every add-on, includes VAT. The figure you see in your quote is the figure you pay, with no VAT added at the end. Carpet cleaning by our independent partner is confirmed separately, and that price is also given to you in full.

  • 03How much is a 2 bed end of tenancy clean in London?

    A two-bedroom end of tenancy clean starts from £235. If you add the single oven interior at £55, that comes to £290. Adding a fridge freezer interior at £25 and the washing machine and dishwasher at £19 would bring it to £334, before any carpet cleaning or parking costs.

  • 04Why is the oven not included in the base price?

    Not every tenancy needs it. Some tenants have barely used the oven, some properties have a new one, and some check-in reports don't list it at all. Pricing the oven as a £55 add-on keeps the base price lower for everyone and means you only pay for an oven clean when your property needs one.

  • 05Do you charge extra for parking in London?

    Only where parking costs money, such as pay-and-display streets, controlled parking zones or addresses inside the Congestion Charge zone. When that applies, we tell you the cost before you book so it is part of the agreed price. If there is free parking or a space at the property, there is no parking charge.
