Croydon is a big borough with a large rented sector, and a good share of it is new. Around East Croydon station, Saffron Square and the roads running up towards the Whitgift, you find residential towers with balconies, lifts and concierge desks, alongside former office buildings turned into flats, some with very small rooms and fixed fittings. Beyond the centre, Thornton Heath CR7 and South Norwood SE25 are Victorian and Edwardian terraces, many converted. South Croydon CR2, Purley CR8 and Coulsdon are more suburban, with larger houses.

Flats in a tower need glass, balcony doors and kitchens done to a high standard. Converted offices often have narrow windows and compact kitchens with a lot of surfaces to wipe. Terraces mean sash or uPVC windows, carpets and older bathrooms.
